โ€œHomeownership has become more affordable over the past 12 months, and we expect further rate cuts this spring. Buyers will also benefit from increased choice, giving them greater negotiating power,โ€ said TRREB President Elechia Barry-Sproule.

However, market activity remains slower. TRREB reported 5,011 home sales in Marchโ€”down 23.1% year-over-yearโ€”even though new listings increased by 28.6%. This suggests buyers are sitting on the sidelines, waiting for more economic clarity.

โ€œGiven the current trade uncertainty and the upcoming federal election, many households are likely taking a wait-and-see approach,โ€ added TRREB CIO Jason Mercer. โ€œOnce consumers feel confident in the economy and their job security, home buying activity should improve.โ€

Prices also reflect this cautious sentiment. The MLSยฎ HPI Composite Benchmark fell 3.8% year-over-year, while the average sale price dropped 2.5% to $1,093,254. However, price adjustments appear to be stabilizing, with flat month-over-month average prices suggesting the market may be bottoming out.

Bolton Market Summary

In Marchโ€“April 2025, the Bolton real estate market remained active despite broader economic uncertainty. A total of 19 homes sold across all housing types, with an average days on market (DOM) of 18. Here’s how each segment performed:

  • Attached townhomes averaged $883,000 with a DOM of 24 days
  • Semi-detached homes averaged $938,750 with a DOM of 12 days
  • 3-bedroom detached homes averaged $1,009,000 with a DOM of 18 days
  • 4+ bedroom detached homes averaged $1,220,000 with a DOM of 19 days

Homes that were priced to market and well-prepped sold confidentlyโ€”some even above askingโ€”while buyers remained cautious but active. The market is no longer forgiving of overpricing, but with the right strategy, Bolton sellers are still closing strong.

Caledon Market Summary

In Marchโ€“April 2025, Caledonโ€™s real estate market remained active across all home types with a total of 39 properties sold and an average DOM of 17.5 days. Here’s how each category performed:

  • Attached townhomes averaged $901,556 with a DOM of 16 days
  • Semi-detached homes averaged $953,300 with a DOM of 15 days
  • 3-bedroom detached homes averaged $1,284,150 with a DOM of 17 days
  • 4+ bedroom detached homes averaged $1,747,452 with a DOM of 19 days

Despite broader economic cooling, well-prepared and properly priced homes in Caledon continue to sell steadilyโ€”particularly in the detached segment. Sellers who leveraged smart pricing and strong marketing saw results, with many properties moving in under 3 weeks.

Muskoka Housing Market Breakdown

In March 2025, the Muskoka Real Estate market experienced a notable shift. While the standing joke this month seems to be Mother Nature is off her meds creating weather extremes from sunny warm days to ice storms and snow fall, the market is showing that folks do want to make some real estate changes.

Folks began gearing up for the Cottage Life Show so new recreational properties were hitting the market and new residential listings increased as well. Non-waterfront residential sales increased to 36 units from 28 in the previous month, with the average sale price increasing to $770,275 up from last monthโ€™s $680,627. Waterfront property sales saw an increase to 10 units from 6, and the average sale price rose to $1,707,350 from $1,543,917. 

The Muskoka real estate market in March 2025 reflects a more energized pace than earlier in the year, with activity picking up across both waterfront and non-waterfront segments. Improving weather conditions and a seasonal shift toward spring brought renewed interest from buyers, particularly those planning ahead for summer use. While non-waterfront properties are seeing more interest compared to February, the waterfront segment continues to lead the market, with strong buyer demand and a noticeable increase in sales. This momentum signals growing confidence among purchasers and a healthy appetite for recreational and year-round properties alike, setting the stage for a competitive spring market.
