August-September 2026 Real Estate Market Update

Share

For months, buyers have had one big advantage: choice.

More listings. More time. More room to negotiate. But August brought a different signal.

TRREB’s latest update shows that the number of homes coming to market dropped much faster than sales did.

That matters because when buyers have fewer homes to choose from, competition can start building again — even if prices are still lower than they were last year.

So the big question now is: Is the buyer’s window starting to close?

Let’s look at what the numbers are telling us.

THE BIG PICTURE IN REAL ESTATE (AUGUST/SEPT 2026)

TRREB says the GTA market had noticeably fewer homes available for sale in August compared to last year.

Sales were also slightly lower, but listings dropped much more sharply.

That suggests the lower sales count may not simply be about weak demand.

In some neighbourhoods, there may simply have been less to choose from.

And when fewer listings are available, buyers can end up competing more for the homes that do come to market.

That is the shift worth watching.

WHAT THE GTA NUMBERS SHOW (AUGUST 2026)

TRREB reported:

  • 5,057 home sales, down 2.1% compared to August 2025
  • 12,075 new listings, down 14.1% year-over-year
  • Average selling price: $993,410, down 2.7% compared to August 2025

On a seasonally adjusted basis, sales were down slightly compared to July, while new listings were up.

Translation: prices are still lower than last year, but the month-to-month picture is starting to look more stable.

At the same time, fewer homes are coming to market.

That combination can change the balance quickly. The real test will be the September Fall Market numbers. Will the number of listings increase. My prediction is YES. Fall has typically been the strongest market in each year. This month’s end will be the one to watch! Stay tuned for next month’s update coming to your inbox THANKSGIVING WEEKEND.

WHY THIS MATTERS RIGHT NOW

For buyers, lower prices have created better opportunities over the past year.

For sellers, lower activity has meant needing to be realistic on price.

But August shows that the story may be changing.

The gap between sales and new listings is important. Sales were down only slightly. Listings were down by much more. That means there are fewer homes for buyers to choose from. And when supply tightens, buyers can start competing more aggressively for the best homes.

TRREB also noted that if inventory continues to tighten and prices begin to rise, some buyers may face a difficult decision: wait for more economic certainty — or buy before prices move higher.

That does not mean everyone should rush. It means timing may start to matter more again.

Is now the time to find your perfect Muskoka property? Some folks think when the summer winds down the real estate market goes with it but others start planning for a new to them cottage or area home. This is the time of year when many folks say goodbye to their long time cottage so are you ready to actively begin your property search and find your dream space? Confirm the figures for your current buying power with your lender and learn about the areas you are interested in from a knowledgeable local agent. You need to be prepared when your dream property hits the market to make a confident, informed decision to move forward.

Thinking of selling? It’s time to begin planning, getting the inside of your home ready. Give thought to where you would like to be and even on time frames for those next steps.

Buyers are actively searching, and often folks wonder about the sale price compared to the asking price. We give it in % which often helps buyers budget what they might be paying for their dream property. For August the Sale to List ratio was 97.2% (96.5%) for non-waterfront and 94.1% (94.9%) for waterfront properties.

WHAT THIS MEANS IF YOU’RE BUYING

If you’re a buyer, there are still opportunities.

Prices remain below last year’s levels, and many sellers are still open to negotiation. But the market is becoming more selective. If fewer homes continue coming to market, the strongest listings may attract more attention than they did earlier this year. That means preparation matters.

The smartest buyers right now are getting clear on:

  • budget
  • preferred areas
  • must-haves
  • where they can compromise
  • how quickly they can act if the right property comes up

This is not about rushing. It’s about being ready.

WHAT THIS MEANS IF YOU’RE SELLING

If you’re a seller, August offers a more encouraging picture.

Fewer listings can work in your favour because there is less competition from other sellers. But buyers are still careful.

They still compare prices.
They still negotiate.
They still walk away from homes that feel overpriced.

That means the basics still matter:

  • price properly from day one
  • make the home show well
  • market it clearly
  • make the value easy for buyers to understand

If inventory continues to tighten, well-positioned homes could benefit from stronger buyer interest.

THE BIG QUESTION FOR FALL 2026

The big question is no longer simply:

Are buyers active?

The bigger question is:

Will there be enough homes for them to buy?

Will the September + October stats shift the real estate market until the end of 2026?

That is what we’ll be watching as we move into fall.

Because if inventory stays tight while prices stabilize, the market could look very different by the end of the year.
