- 5,211 homes sold in August 2025 โ up 2.3% compared to August 2024.
- But compared to July 2025, sales actually edged down slightly on a seasonally adjusted basis.

The demand is steady, but itโs not surging. Buyers havenโt disappeared โ theyโre just more cautious, selective, and expecting much more bang for their buck.
๐น New Listings
- 14,038 homes were listed โ a 9.4% increase year-over-year.
- Listings also rose from July to August, adding to already-strong inventory levels.
โ What this means:
We’re in a well-supplied Buyerโs market. Buyers now have leverage โ and they know it! Sellers are competing more than they did last summer, and pricing is under pressure as a result.

- Average Price: $1,022,143, down 5.2% year-over-year.
- MLSยฎ HPI Composite Benchmark: Also down 5.2% YoY.
- Month-over-month: Both the HPI and average price remained flat compared to July.

Thereโs no price freefall, but thereโs no rebound either. Prices are holding steady after a downward trend, which points to stabilization, not recovery โ at least not yet.

Even with lower average home prices and slightly reduced borrowing costs, households earning a typical GTA income are still struggling to manage the monthly mortgage on an average-priced home.

The pain point isnโt just price โ itโs monthly affordability. Until we see more aggressive rate cuts or creative lending solutions, many buyers will stay cautious โ or stay on the sidelines.
